To apply, you will need a valid government-issued photo ID and documentation showing a combined household income of at least 2.5 times the monthly rent. All adults 18 and older in the household are required to apply. A credit and background check will be conducted as part of the process. We look for a solid rental history — prior evictions may affect approval. There is a $60 application fee per applicant and a $250 holding fee, which is applied toward your move-in costs upon approval.

We believe in transparent pricing so there are no surprises at move-in. Here is a full breakdown of what to expect:

All move-in funds are due prior to or on your move-in date. We regularly offer move-in specials on select homes — ask our leasing team about current promotions when you tour.

We offer flexible lease terms ranging from 8 to 12 months, so you can choose what works best for your lifestyle. Shorter lease terms may be available at a slightly higher rate. Before your lease ends, we will reach out with renewal options so you have plenty of time to plan.

Rent is due on the 1st of each month. In-person payments are accepted through the 4th. Electronic payments must be received before 12:00 AM Pacific Standard Time on the 5th. A late fee of 5% of the monthly rent applies to any payment received after that point.

We use Bilt Rewards as our payment platform, making it simple to pay rent from your phone or computer. You can pay by bank account or ACH at no charge, by debit card for $9.95, or by credit card for a 3% fee. Auto-pay is available so you never have to think about it. Best of all, every rent payment earns Bilt Points that you can redeem for travel, fitness memberships, dining, and more — or put toward a future home down payment.

Your monthly rent includes gas, trash, sewer, and monthly utility billing fees — so several of your essential costs are already covered. Water is billed separately based on your household's proportional usage through Conservice, our third-party utility billing partner, and will appear as a separate charge alongside your rent. There is also a one-time $9.95 utility account setup fee on your first bill and a one-time $5.50 final bill processing fee when you move out.

For internet, The Pearl at St. Rose is served by Cox Communications. You will set up your Cox account directly and pay Cox independently. Renter's insurance is required for all residents — see Question 7 for details on how that works.

Getting ready to move in is straightforward. Once your lease is signed and move-in funds are received, you will schedule a key pickup appointment with our team. Before that date, you will need to have your renter's insurance in place.

All residents are automatically enrolled in our Damage Waiver Program at $24 per month. If you prefer to carry your own renter's insurance policy, simply submit it on or before your move-in date — and again at each lease renewal. Your personal policy must meet the following requirements: it must list all leaseholders by name, include both the policy start and end dates, provide a minimum of $100,000 in liability coverage, and name "Pearl at St. Rose, PO Box 19502, Irvine CA 92623-9998" as the interested party.

If you have a pet, make sure your pet documentation is completed before move-in day. Keys and community access credentials will be provided at your scheduled appointment — and then you are home.

When it is time to move on, we make the process as clear as possible. Please provide written notice at least 60 days before your intended move-out date. Your home should be left in the same clean condition as when you moved in. Any damage beyond normal wear and tear may result in deductions from your security deposit.
Nevada law requires that we return your security deposit — along with an itemized statement of any deductions — within 30 days of your move-out date. For a full move-out checklist and tips to maximize your deposit return, contact our leasing office.

Submitting a maintenance request is simple — log in to the resident portal at www.rentthepearl.com or call our leasing office at (833) 863-9954 during business hours. Our maintenance team is known for quick, friendly service and we take pride in responding promptly.

We love pets at The Pearl at St. Rose! Dogs and cats are welcome, with a maximum of two pets per home and a weight limit of 35 lbs per pet. Breed restrictions apply — contact our leasing office for the current list. Our on-site bark park gives your pup a dedicated space to run and play.

You are always welcome to have guests, and we simply ask that you keep the office informed for extended stays. If a guest will be staying with you for more than 3 consecutive days, please give our leasing office a quick heads-up. Anyone staying in your home for more than 5 days in any 30-day period — whether consecutive or not — will need to be added to the lease as an occupant. If you have a situation you would like to discuss, our leasing team is always happy to talk through the details with you.

Subletting, lease assignment, and independent short-term rental listings on platforms such as Airbnb or VRBO are not permitted. All residents and occupants must be listed on the lease. If you have a unique housing situation, reach out to the leasing office and we will work with you to find the right solution.

Your safety and peace of mind matter to us. The Pearl at St. Rose features gated access and controlled community entry, so only residents and their guests can enter the property. After-hours security is provided by Arcadia Security's courtesy patrol. If you have a non-emergency safety concern after hours, you can reach the patrol dispatch by calling 1-844-LV-Patrol. As always, please call 911 for any immediate emergencies.
